After 43 years of contracting, closing in on 70 yrs of age, the owner has finally decided to retire from “active duty”:
(I like to recon it to "Diving for Gold", since installing a new pump, or diving to recover/diagnose an existing pump, typically rewards with multi-thousands of $$$ dollars of booty)
Now, for a Limited Time, you can buy this Proven, Successful, Highly Refined Business available with intensive training so you can start to change your life for the better:
Wouldn't you rather be involved with a business that does not require the serious overhead of a lease space and doesn't depend on holding a significant inventory - - a costly inventory you could be left with “holding the bag” if customers suddenly thin out ?
c
c
Avoid the expensive "overhead" of a commercial lease space, if you choose:
It's a fact: a typical small business lease space costs over $2,000 a month rent - - you can avoid that bleed.
A business where in the beginning you can even conserve if needed by buying your equipment & parts for each install after you sign up each customer . . .
It's your choice. Sign up for a lease space or initially even run it the business out of your garage or a storage facility space if you choose - - - - the option to save big on lease space / overhead costs. There is another strategy that favors those running their business out of their home garage. The successful buyer will be informed of this strategy after the close of the sale.
May 2024 article in Newsweek: Small Businesses in Crisis As Rising Numbers Unable To Pay Rent
https://www.newsweek.com/small-businesses-crisis-rising-numbers-unable-pay-rent-1895480
c
c
What about all the other overhead expenses ?
From 1992 to 1998 I owned a successful mail order business, at least it was successful until about the last year 1998. Overhead was killing the business, 6 to 8 employees, an office lease space, but mostly advertising costs that were eating away as much as 40% of revenues. That's were I developed a skeptical-ism for operating a business that required employees, I had to have an ad running constantly in the local paper since I had to hire and fire employees constantly. And today it's reported to be much worse now, having to hire and deal with gen X and gen Z types, not to mention I was able to hire employees for about $8 an hour back in the 90's, now they want $20 an hour and more !
c
c
c
cAvoid the cost of a Fully Stocked Store of Merchandise: Storefront type businesses need a fully stocked store - - tens if not hundreds of thousands of dollars $$$ of shiny new merchandise - - a plentiful bounty of merchandise the newest generation of shoplifters plunder and steal (and only if caught they get to do the "revolving door dance" right out of jail next day and back to your store for 2nd, 3rd, 4th pickings, over and over), and guess what happens when a homeless camp decides to establish just around the corner from the storefront you just bought into ? It happened to a business owner we know in Austin. A close friend of mine had a storefront type business, he also experimented with the dream of "absentee ownership". Some of his employees were pocketing the cash right out of his cash register. He installed security cams over the register, they still did it. Go Figure. No cash register to pilfer the cash with this service business.
c
c
Seek to avoid the 50% and Higher Failure Rates on New Startup Businesses:
Did you realize that 50% of new start up businesses fail within the first five years, and 66% of businesses fail within 10 years. What are the barriers to entry into any particular type of business ? Most new businesses have no cash flow - and no or few customers.
Yet this lake pump business has been successful every year for over 14 years running.
This is a well established business that has a proven track record of cash flow success, even during tougher times.
Does the business you are considering purchasing have key employees ?
What would happen if these key employees left right after you purchased the business ? This could destroy the business. I should know, it happened to a close friend of mine. His key employee "vacuumed" his list of customers off his office computer and next day started his own competing business offering lower prices.
What about other service businesses ?
Depends. To get anywhere near the gross sales of this lake pump business, let's examine the swimming pool service and repair business, which typically involves visiting over a hundred active customers weekly ! Imagine the amount of driving required, the increased risk of accidents, the insurance. The hassle of billing-invoicing over a hundred customers each month - - most for small ticket$.
What about real estate agent ?
Been there - - done that. Requires classwork$, a rigorous exam with like a 50% failure rate in Texas, and a license. It typically requires MONTHS as a new agent to get your first sale completed. How will you pay your rent or house mortgage ? How will you buy your gas and food ? With this lake pump business you jump right into the fast lane and start completing jobs and getting paid right away.
c
c
Our training includes a method of determining pricing for jobs that is superior.
A close friend of mine was operating an established plumbing business with multiple employees / 5 plumbing trucks. Everyone in town knew of them.
Yet, his wife and his business were struggling, they were just about to consider bankruptcy using their outdated method of pricing jobs. Then he told me a true story: They decided to give it one last chance: His wife and He attended a huge seminar with a room full of like 600 plumbers, and the speaker explained how they were going to change their method of pricing jobs forever. Upon this announcement a shock and uproar in the audience came about, with plumbers left and right telling each other that method will NEVER work in their locale. Eventually everyone settled down and listened. After the seminar, my friend and his wife decided they did not have much to loose at this point, they decided to implement that method and low and behold their business became quite successful - - it saved them. He shared this method with me privately and I implemented it into this pump business with fantastic results. I will be training the new buyer on this technique.
c
c
When will the next pandemic strike ?
Businesses shut down or severely crippled by covid19 were those that relied on "gatherings" of people in public, such as restaurants, "eating out", country clubs, bars, movie theatres. This service business functioned just fine during covid 19. Of course, people had to eat, so grocery stores and supermarkets functioned since that's where you have to shop to get your food.
c
c
Delinquent Accounts Receivable ?
Delinquent / overdue payments ? This service business has less than 1% of this problem. Our rather "run a tight ship" business methods just do not give customers much opportunity to treat us this way. The successful buyer will be instructed on our system so there exists the best probability they can enjoy the same results.

Waterfront property owners are savvy business people. How the potential customer sees his Return on Investment (ROI):
Many new potential customers have called us exasperated that their metered water bills are like $900 to $1,000 a month. Very few purchases in life see the full price paid "balance out" or pay for itself in as little as one year. That's a huge advantage for our particular business. According to our customers, private and public water utility companies all around the lake see property owners as the "new oil", a "gold mine" to raise their water rates up to astronomical levels. Others claim it is not that the water rates are so high - - but that these large properties use HUGE amounts of water, especially in 100F Texas summers to keep their large landscapes beautiful. Either way, our lake pump business provides custom pump systems that provide each acre foot of raw lake water to these waterfront property owners who have purchased LCRA water contracts. LCRA's raw water rate is between $150 and $170 for A YEAR , that's almost 326,000 gallons of water per each acre foot. Compared to a metered water bill for $1,000 each month, the cost of using one acre foot of raw lake water alone is less than $17 a month if using at or less than 1 acre foot a year. Depending on pump size, typical electricity costs in 2023 to run the pump system every other day is less than $35 a month. It's a no brainer.
c
c
What about Work / Life Balance ?
When you own your own business you call the shots. You schedule your meetups with potential customers, you schedule your date and times for installs. The flexibility when you own your own business is incredible compared to working under someone as an employee. As a VERY rough guess for me it's been about 33% drive time, 33% time on the jobsite working, and 33% preparing .pdf quotes in the office to email as well as procuring parts. Somewhere in there is website creation and maintenance, once your website is created then you generally spend much less time making changes. When I need to help out a family member, or visit a doctor or any other appointment I just set aside my work schedule and get it done, no threats or negative energy from a boss - - - - as YOU ARE THE BOSS ! December through March in the cooler season there is a lot of time to "get caught up", to complete other projects.
c
c
The successful buyer will learn how the seller slashed advertising costs and created a successful new strategy to gain more clients.
Juniper Research found that 22% of all online ad spend is lost due to ad fraud in 2023. 30% of mobile ad spend is lost to ad fraud in 2023. By 2028 it is predicted that almost 50% of all online advertising will be fraudulent.
c
c
Fact: In 2023, with only myself and 1 occasional day labor helper I earned over $335,000 gross sales with just installing pump systems. Indeed, I have the bank statements to prove it. As with the last 14 years, most of the work typically from April through November. For the last 14 years most all the jobs were completed in a total of 8 to 12 hours on site or less. Profit levels are outstanding. Of course an experienced, competent accountant like I use is a must.
I know which type jobs were the most profitable - - - and which to avoid at all costs. I learned the absolute best way to price a job - - to squeeze the most profit out of it.
This is not a business for the slackers, the wimps, or the pansies. This is a business for an ambitious, "True Grit", outdoor loving, type of guy.
c
c
Too many “what ifs” to cover here, but I have over 20 typewritten pages prepared on business and sales strategy SPECIFIC to this successful business.
Heck, if you can't become a millionaire in like 15 to 20 years of doing this work till retirement - - - you just aren't hustling enough, not following my advice and not applying it.
Below is an image of what could be YOU, driving to and from work everyday on the lake, wind blowing in your hair, fresh air all around, a boat is a total “write off” tax expense if you choose to invest - - for servicing your customers:
Just copy / paste your smiling face in the above:
More about the risks of “storefront” type businesses with leases:
12-20-23: A reported 25% increase in business bankruptcy filings for the last 3 years:
Well established names such as Neiman Marcus, Bed, Bath and Beyond, Sears Hometown, Lord & Taylor, Chuck E. Cheese, GNC, Advantage Rent-a-Car, Hertz Rent-a-Car, Gold's Gym, Revlon, Century 21, and JCPenney all filed bankruptcy within the last 3 years, all had lease space overhead $$$ . Reported 02-27-24: Macy's to close 150 stores by 2026, open new Bloomingdale's, Bluemercury locations catering to luxury buyers - - as in "The Deep Pocket" customers, whom we deal with exclusively in the lake pump business. Hey Macy's, what took you so long ? US Banks close 1,566 "lease space" branches in 2023: https://www.dailymail.co.uk/yourmoney/article-13128359/bank-branch-news-Wells-Fargo-Bank-America-Citizens-PNC-Santader.html
c
c
Look around town: considerable signs of empty lease space vacancies are starting to appear in higher numbers in strip centers. News reports are that Tesla does not grant stock bonuses to employees this year. Tech companies are pink slipping workers. Wall Street is not paying their usual bonuses to employees this year.
Lately too many brick and mortar businesses are suffering from increased shoplifting crime. What are the overhead costs for commercial insurance on the lease space ?
c
c
Isn't it safer working for Big Corporations ? In fact, how safe is the lucrative profession of software engineer working as an employee lately ? In good times it's a sought after position, in tough times not so much: In 2022 more than 93,000 jobs were slashed from public and private tech companies in the U.S. In 2023 more than 191,017 workers in U.S.-based tech companies (or tech companies with a large U.S. workforce) have been laid off in mass job cuts, according to a Crunchbase News tally.
In 2024 the layoffs in tech are still accelerating.
In fact, doesn't it appear wiser to be involved in a business that as a boss you don't have to rely on multiple employees (which is just more overhead $$$) ? A business you can even run by yourself, as I have ? Many years ago I had a business with 6 to 8 full time employees, for me it was like being a "high school principal" dealing with constant offenders, they were always calling in sick on Mondays and Fridays for the 3 day weekend. Owning the pump business has been like heaven compared to the former, the difference between night and day running this business mostly by myself.

Serious inquiries will be entertained, for those who are pre-qualified as to financial ability.
Therefore, PREQUALIFY: send your docs in your first email: letter of credit from your financial institution, or bank statement showing that you (or your backer) possess the necessary funds to buy this business. My time is valuable. I have already wasted dozens of hours emailing with mere casual "curiosity seeker" types, been there - - done that. I prefer to verify I am communicating with serious potential buyers only. I use this information to "prequalify" the financial ability of any inquiry, just the same as real estate agents and business brokers do.
c
c
So again, the owner is not interested in mere casual conversations to give away trade secret i.p. and 43 years of experience, techniques and strategy.
For those who pre-qualify financially; our P&L statements, bank statements, as well as further discussions are available after completing our NDA. In fact, we even know of an "add-on" business that could add 50% or more on to the overall gross sales, especially in the cool season.
c
c
The most recent year gross sales for this business is $335,170, with a rather high profit margin.
The valuation multiple for construction businesses is 2.57. Valuation by the SDE method is more than double the annual gross sales figure above. More specific info is available to those pre-qualified financially and after signing our NDA.
c
c
Included in the sale are the established phone number, the #1 high ranking websites, a highly refined legal contract developed over 43 years, the pipe trailer, remaining inventory, as well as intensive sales and technical training would be provided to the successful buyer (in the Austin Texas area).
c
c
Note: The Small Business Administration (SBA) of the U.S. Government is probably the most common financing method for buying a small business, 1-800-827-5722. The SBA only guarantees a loan made by a bank to you, the SBA does not loan the money directly, you work with a bank to get the SBA to back the deal. The SBA typically requires:
Otherwise, you need your own savings, or a wealthy family member or friend who is willing to back you, if not for the full amount, at least for the SBA down payment, etc.
https://morganandwestfield.com/knowledge/sba-financing/
c
And who in their right mind wouldn't choose a business that offers one the opportunity to be a "man of means" ? I can still painfully recall 2003 to 2008 when I was so dirt poor I could hardly pay my mortgage mostly because I limited my customer base to the local San Marcos area (was not lake pumps). Whoever buys this business and runs it like I did, or even better will likely be picking up fat checks as I do from the wealthiest people in all of central Texas (multi thousands of dollars per check) typically for like a total of 8 to 12 hours work each job. To most, the choice is a no brainer.
c
c
Austin in the last years is BOOMING even more, as in CRAZY money and getting even crazier$$$. I can show any qualified buyer multiple images of these "50% down in advance checks" for like $6 grand all the way up to >$13.9 grand for 2023.
c
c
None of us are getting any younger and no doubt it's important to have sufficient finances / savings for senior healthcare and eventual retirement. I was able to pay off my house mortgage in full and achieve decent retirement savings with this lake pump business.
c
c
c
The fact is, when you own your own business, you have more control your own destiny. I have run this business for 14 years so far and no national economic problems or covid pandemics slowed my business down. 2023 was my best year ever, more than doubling gross sales over 2022. In fact, this business $$$ even allowed me to recently fully fund an endowed family scholarship at my alma mater, Texas A&M University.

The successful candidate should be, or learn to be an experienced, certified scuba diver like me (remember, I am still doing this at almost 70 yrs.) who is comfortable diving at depth with zero visibility, if required (can tie their own knots in total darkness, work with tools underwater, safely use lift bags, do everything down at depth when visibility is marginal, simply by "feel", if necessary). Otherwise, they are going to have to hire their own experienced diver. We do know of a technique that can be installed on all new installations that allows one to bring the pump rig to the surface without diving, but still, a large number of incoming calls will be from clients with older pump systems that often are dived to recover them. Requiring diving also adds a level of seriousness and impression of difficulty $$$ to the overall job, often customers are in a state of awe & respect- - - and that commands money, big money.
The successful candidate will need to work with electricity and basic plumbing, following basic rules of safety. Anyone afraid of electricity would have to hire someone who is not afraid and capable.
The successful candidate needs to look and act the type around clients: Clean cut, sharp minded, ambitious, shaved, showered, on 1st meetup with clients dressed in khakis with collared polo shirt, truck is washed, etc.
The successful candidate needs to be in excellent health and own a reliable, clean late model pickup truck with no damage.
The successful candidate needs to answer the business cellphone every time it rings in their own real voice, not forcing customers to email or text like my competition does.
The successful candidate needs to be comfortable with computers, creating and managing his own simple websites like I do, typing up quotes, - - or hiring somebody else to do it.
In order to more carefully follow the most likely path to success the owner has already discovered, the successful candidate needs to already reside in or move to Austin, TX or nearby.
If the successful candidate is paying full price to me at closing of the deal there is no need for background check and credit check by the seller , but if financing, the buyer also needs to pass a health examination by a doctor, background check and credit check.
Of course, if they have the $$$, or their friends / family that can pony up the full purchase amount for them, then they can run it as they wish, although I predict they would get more sales by looking like the absolute type of clean cut guy that these wealthy customers want to do business with - - which matter of fact is not the "Bob Marley" type - - or guys covered in tattoos, or nose rings, or missing half their teeth, or other weird, deviant behavior.
.
c
c
Lake Austin and Lake Travis have the most highly valued water front real estate in all of Texas - - 14 years of success has proven to us that this is where the serious money is.
.Not interested in buying or possessing the cash to buy ? I still offer a 6% commission finders fee (which comes to over $20 grand to you if you bring me a pre-qualified buyer who pays upfront in full, my full asking price) indeed, if you find the right guy who can and does buy my business.
BTW, 6% is more than TWICE the typical commission a real estate agent earns, since the buyers agent and the sellers agent have to split the 6% commission in RE, and then both have to shave off more $$ to their respective managing brokers. Obviously, any other deals are negotiable, so finder's fee will still be attractive. Ultimately, the commission paid is based upon what $$ transfers into the seller's account at closing of the deal.

So, what are the personal benefits ?
c
c
I have only used a portion of the profits from this business for personal benefits, and those profits have allowed me to pay my son Nick's college education & pursue man-cation adventures with my son and I downhill skiing all over Colorado & California / Nevada. We have also gone diving, sailing, and fishing in Cozumel multiple times, to the Bahamas, Bonaire, Roatan, Honduras, Belize (The Blue Hole), Cabo San Lucas, and most recently the legendary Raja Ampat, Indonesia on the awesome Solitude Mega Adventurer.
c
c
I took my son Nick kiteboarding in Costa Rica, cable wakeboarding dozens upon dozens of times at Texas Ski Ranch, Nick barefoot skied behind the Austin Barefoot Club ski boat, he has been parasailing in Cancun, surfing at N land Surf Park, wakesurfing, flyboarding, etc.
We bought a used '24 T Bucket Hot Rod, put 40+ hrs. of knuckle labor & new parts into it, owned it 6 years. Add on to that at least 5 offshore tuna trips, 150 to 200 miles offshore each in the Gulf of Mexico plus a half dozen 50 mile offshore red snapper fishing trips.
c
c
I paid for > $10,000 worth of tennis coaching and private lessons over 3 years so my son could battle at tryouts to qualify for Varsity on the #1 high school tennis team for 100 miles around (Westlake - Austin) - - all without making so much as a dent in my savings. Now Nick is a UT grad and a software engineer for a Fortune 500 company.

52 hr. Tuna Safari 150 miles Offshore on The Scat Cat 11-29-13
$1,440 for 2, paid for with profits from the lake pump business
.
.
The ScatCat is docked at Fisherman's Wharf, Port Aransas, TX.
From there we traveled to the legendary Perdido rig down near Mexico - - - 9,200 feet depth.
On this trip seas were calm as a field of soft clover, less than 1 ft out at Perdido. Roughly 8 hrs. travel time each way by sea.
Back then prices were $720 a man, so $1,440 for my son & I. Now similar trips are 56 hr. for $1,050 a man .
Only 23 fishermen allowed with 5 deckhands present. Most of the best fishing was all night plus sunrise.
A lot of tuna fishing is done on artificials. Jigging only on the port side and top water lures only on the starboard side.
We broke off at least once using 100 Lb. Powerpro line (115L senator reels 9/0 shown are spooled with 100 Lb. Berkeley “Big Game” line) and lost 2 japanese cypress lures at $25 each. We slayed two 75 Lb. Class Yellow Fins and 4 more smaller YF's as shown.
Captain was named "Poke Chop".
Everyone "limited out" on yellows, with a max of 3 yellow fin pp and unlimited blackfins
(still unlimited on BF's, even today), but captain put his own limit of 10 blackfin pp in this trip.
We concentrated on yellows. Many were simply cutting up their black fins as caught and immediately using as chum.
Limited out on Yellow Fin Tuna
254 Lbs. Haul

Robert Neighbors in blue swimsuit w/ stripes, Kathy - Robert's date. Rick Koenig, Robert's HobieCat sailing buddy in dark shirt.
Ken still holds the State of Texas Record for the largest barracuda ever speared underwater in Texas waters,
it's still on the State website - - a dangerous, razor sharp, teethy predator to attempt to spearfish underwater,
for if you don't kill this fish with the first attempt - - - the legend is they come back after you.
They say everybody get's their 15 minutes of fame in life - - what will be yours ?
This particular day was a 2 tank spearfishing dive at Stetson Rig, a triple L shaped rig.
Our destination was ~75 miles offshore. The ride out was BRUTAL, like 6 foot waves left over from a front,
with a 28 foot ocean racer boat. But once we arrived the ocean gods calmed down completely, blue water appeared,
visibility was like 60 feet or more underwater. Unfortunately Obama had these rig(s) dynamited during his reign.
We spearfished a massive amount of large Amberjack that day, average 20 pounders, (before Federal limits in force).
~80% of the fish are still in the boat, not even shown.

This was a day to live in our memories forever.
